After the final approval of the interior design, we start developing detailed construction drawings and specifications. At this stage, all special engineering projects such as ventilation and heating are also agreed upon and integrated.

Upon completing the construction project, we compile all stages into one album, which will guide you through the project implementation and give you a complete understanding of the final interior result. You receive visualizations of the future interior, all necessary drawings for builders, an approximate estimate of construction work, and a list of finishing materials and interior items. We fully manage the project and its implementation. Initially, we provide a detailed plan and list of upcoming work for approval. Then we develop a step-by-step plan, set deadlines, and coordinate the work of contractors and suppliers. This means you receive a comprehensive document including a cost estimate and work schedule agreed upon with you. The process will be monitored by an architect-designer and a manager who coordinate all processes and interactions on the construction site, as well as independent technical supervision specialists who control all technical aspects.

The main goal of this stage is to combine all your wishes, identified at the previous stage through the brief, with the initial data about the site: site parameters, area, terrain, orientation by cardinal directions, sunny sides, etc. And as a result, obtain a volumetric model of the future house with a defined area, technical solutions, and visual components.

Based on your brief, we develop an initial sketch of the house, which is then refined and improved through a series of discussions and adjustments. We regularly meet and discuss current versions of the sketch, making changes that bring the project closer to its final form. We are also always available for prompt communication via messengers to address any arising questions.
After approving the initial concept, we move on to functional zoning and placing the house on the site. Here we consider the relationships of all rooms in the house and develop various scenarios of a person’s life in this space, such as how they will move between rooms, from which side to place the entrance to the house, where to bring groceries, etc.

The next step is creating a detailed 3D model, which allows us to solve more specific tasks, such as window placement and facade design. Based on your preferences and material choices, we give the house its final exterior appearance.

Based on the collected data, we develop a detailed layout, considering the arrangement of furniture and compliance with dimensions. We integrate this layout into the 3D model, allowing for a virtual walkthrough of the house to assess its space.

Finally, we package all the work done into an album, providing a complete view of the house and its exterior. We also include a preliminary construction estimate collected from our partner contractors. This gives you not only a complete picture of the project but also an approximate cost, allowing us to optimize the architecture according to your budget if needed.

The main goal of this stage is to provide clear explanations and instructions on how to bring our idea (conceptual design) to life. The construction project is divided into two large sections, carried out by different specialists: structural solutions and architectural solutions.
Stage 3. Construction Project

This section is handled by a structural engineer who calculates the loads on the building and designs all the load-bearing elements. The engineer's task is to ensure that nothing happens to the house over many years and that the chosen solutions fit within the established budget.
For the engineer's work, we will need geological data of your site. You can either provide this yourself by using specialized companies or order this service from us for an additional fee. Based on the soil data at the site, the engineer decides what type of foundation to make, how to distribute the loads, and which structural solutions to apply. The engineer also calculates the amount of building materials: how much concrete is needed for the foundation and columns, how much rebar to use, etc., and explains how to implement complex architectural solutions and technical nodes.

In parallel with the structural engineer, the architect works to detail our conceptual design with technical explanations, drawings, and documentation. The architect's task is to explain how to build the house exactly as we envisioned: how many windows there will be, how they will open, how to insulate the house, what materials will be used on the facade, etc. After the architect's work, you will have a list of main materials, meaning you will understand how much of each material you need to purchase for building the house, as well as technical specifications for contractors on how to implement the solutions we have chosen.

Then we hand over the detailed 3D model to visualizers to create photorealistic images of the house in its real environment. At this stage, we also refine the choice of facade materials, their cost, and select contractors.
